How Quickly Will I Get An Offer On My Property?
Once you complete the form below, we'll follow-up with you within 48 hours with an initial cash offer and explain your options. We will contact you on the phone number provided.
How Do You Work Out The Value Of My Property?
We have an experienced team of property professionals who use state of the art systems coupled with traditional comparables in your area. This provides the relevant information to be able to quickly provide an accurate and achievable property valuation. We then instruct an independent surveyor from RICS (Royal Institution of Chartered Surveyors) to see your property, to check for structural problems or any other unforeseen issues there might be.
What Happens After I Agree To Sell?
Once we've agreed to purchase your property, we'll take care of as much as we possibly can for you. We'll instruct your solicitor and our solicitor to carry out the basic conveyance process; that's the legal transfer of the property from you to us.
You will need to sign contracts which we send through the post or email and answer some basic enquiries on the property. It is a straight forward process, but don't worry, we will guide you through and always be available to answer any questions you may have.
How Quickly Will I Receive The Cash For My Property?
Once you've contacted us the average time to actually receive cash for the property is around three weeks. It can sometimes be faster and it can sometimes be slower. We will fit in with your schedule.
Basically, the whole process is designed to complete as quickly as possible and get the cash you need into your bank account.
Why don't I just sell through an Estate Agent?
We offer a very different service, for example:
With an Estate Agent the average number of viewings for a property to sell is between ten and fifteen. Let us be optimistic and say it takes only ten viewings to find a buyer. That means the property must be in a condition ready for viewings at anytime for another two to three weeks.
Finally, after nearly seven weeks somebody is interested in buying the property! They need to arrange a mortgage which will take anywhere from five to seven weeks. Their solicitor contacts your solicitor and the searches and relevant legal work are undertaken in the meantime.
Furthermore, some agents will overvalue properties simply to get your property onto their books. The property never gets sold at this overvalued price and eventually, you have to drop the price.
Currently 1 in 3 house purchases fall through due to this complexity according to the consumer website www.which.co.uk
The Agents will charge you up to 1.5% of the sold price as a fee (don't forget to add on their 20% VAT) and for all of the months the property is empty you will need to pay the Council Tax on the property and the mortgage.. You'll also need to pay the solicitors cost which could be over £1,000 (again, remember the dreaded VAT on that figure as well!)
What we do:
We make our offer, conduct one viewing and can complete the deal in days. No estate agent fees, no survey costs we pay your legal fees. No unnecessary viewings because you are selling to us directly.
Below is an example for a house that you list with an Estate Agent for £100,000 which takes 6 months between listing and the completion of the sale.

Do You Charge Any Fees Or Costs?
There is NO RISK and NO COST when selling to us.
We don't charge any fees and we pay all valuation fees, and no estate agent or solicitors fees. So by coming to us you know the price that we're paying for the property is the money you actually receive at the end of the process.
What If My Situation Changes And I Don't Need To Sell?
By selling to us there's zero risk and zero fees. If you had to pull out of the transaction, there are no financial penalties.
There's no charge and we'll even cover the cost of your solicitors. So, there is nothing to worry about if your circumstances do change and you have to withdraw from the sale.
Who Deals With The Paperwork?
We deal with as much of the paperwork as possible, so we'll instruct your solicitor as well as our own and they deal with most things between them.
We will always help that process along, so if you've got any queries at all, don't hesitate to contact us or your solicitor for help and advice.
There are certain things that you'll need to do as a seller; signing the contract, replying to some basic enquiries about the property, but other than that, all of the paperwork is taken care of by us and your solicitor.
So, there is nothing to worry about.
Why can it be better to sell to you rather than use a property auction?
An auction doesn't give you the quick guaranteed sale. It is likely that you will have to submit your property two or more months in advance of the auction date. Even then there is no guarantee that your property will sell on the day, in fact most properties at auction fail to make the reserve price.
Is Your Service Confidential?
Yes. Compared to selling with an estate agent the whole process is confidential, there are no For Sale boards and no local advertising. We come in and purchase the property with no fuss and no-one knows.
There are a couple of things we have to do; instruct your solicitor and a local surveyor, but other than that nobody else is going to know that the property is changing hands until it has actually completed.
